in never rains - it seeps

smiggy came round and we investigated the leak I've had in my kitchen. oh dear. it's not just in the utility room - it goes round the wall behind the kitchen units - which will have to be removed to trace the problem further. the plasterboard and insulation have been ripped off the wall for the first couple of feet and geof went through the plasterboard on the other side just by leaning on it.
so...
my insurance only covers things that are water damaged - not the cost of finding and repairing the leak or anything that is damaged by finding the leak. arse. I think this may cost me a lot of money...

oops.
leak is probably a cracked soil pipe. not sure why it doesn't smell sewagey - possibly it's all being filtered through the sandstone or something... and to think I've been paddling through that innoccuous looking liquid for the last few weeks mop mop mopping...
